I was leaving my home in Ajax on a Saturday evening, and was presented with two black women standing on the driveway. After a quick introduction, my new "neighbour" had moved in, her name was Renea!
Fast forward a bit, we were two single women, carrying a household, shovelling snow, mowing the lawn, taking the garbage out and trying to keep up with the "homeowners pride" of it all, our endless chit chats about life, work, mean bosses, grew longer and the need to have an exit plan continued to burn within us both. We grew closer as the time passed, then, one day, Renea shared with me that she was a property investor. Immediately, I felt proud, gained respect and wondered how I could do the same thing? Renea being the beautiful soul that she is, spared no detail to assist with introducing me to the right people and sharing the "how" with your girl...
And then next, one phone call away and a quick response later, I met Frank Corbin!
I could tell he was no nonsense but also had a genuine disposition to want to help as many people as he could. That said, I had just refinanced my mortgage in the height of the highest property values in market history and I was also entertaining a property in the Niagara region. I didn't sign anything as yet and Frank shared a lake front property end-unit town in Bowmanville. Being super green, I fell in love, became overly emotional and jumped in...blind! (all the wrong things to do!)
Endured a six month unforeseeable delay (grrr) on my closing date and here's when the real action started!
So here's what happened, the market was at its highest when I purchased, then drastically dropped at closing, then, interest rates peaked and my appraisal value came in much lower than purchase price. With Franks help, we luckily had the seller agree to drop the pricing by almost 200K, (yup still shocked) however, i still wasn't in the clear. Still had another hurdle of covering the gap from the low appraisal that came in, yes, very low. I actually considered walking away from the deal but was quickly advised from my lawyer that it was the worst option. So back to the drawing board I went, a few magicians later and SHAZAM, I successfully closed! Again, I must reiterate that without the help from Frank and his network of professionals, this would not have ended well. By no means was this easy, it has been the scariest experience of my life but the most gratifying and well worth the pain. Frank also said, I gave him a few gray hairs as he has never seen a deal quite like mine... (after i closed)
I can see the future clearly now more than ever and my biggest advice to anyone is, open that door called FEAR, once you pass that, the universe has a funny way of letting things fall into place with the right energy and people surrounding you!
